Renting an Apartment after Bankruptcy

If you previously filed for bankruptcy and now find yourself in the position of relocating you may be worried that you will be unable to find another apartment. This should not be the case. Many people file for bankruptcy and find themselves living comfortably. Below you will find a few tips on making sure you qualify for your next apartment.

Private Landlord:

Private landlords are usually the most helpful in these situations. Since private landlords are owners of the properties that are up for rent they are most likely to make the final decisions. Landlords that are apart of associations have to abide by rules and stipulations. To find a private landlord start looking in the local classified ads. Here you will most likely find people who want to rent out individual rental properties.

Rental Process:

The rental process starts with completing a rental application. Most rental applications ask if you have ever filed for bankruptcy. Answer honestly, because either way landlords will eventually see if you filed for bankruptcy in your credit report.

Landlords typically request a credit report in order to find derogatory accounts. If they find accounts that are past due dates or chronically paid late they will know you are most likely not to pay rent on time.

Discharged Account:

You don't want an error to prevent you from getting an apartment. It is very important to make sure your bankruptcy is being correctly reported on your credit report. Here are a few things you can do.

1. Update your accounts to show they were discharged under your bankruptcy

2. Get a secured credit card

3. Get a letter from your current landlord showing you are current on your payments

Prepare Documents:

When you meet with a potential future landlord make sure you do not arrive empty handed. There are some documents you may want to bring that will help you appear as a trustworthy tenant.

1. Personal credit references

2. Copy of your credit report

3. Recent paystubs

4. Reference letters from your employer

5. Reference from your current landlord

6. A written explanation on why you declared bankruptcy

7. A written explanation on the steps you have taken to rebuild your credit
